Description
Built around 1880, the building at Blücherstraße 32 impresses at first glance with its historic façade, but the true splendour is revealed inside. The dark wall panelling and ornately designed flat doors attract attention right from the stairwell, and the old building charm is stylishly and authentically continued. The flat on offer on the 2nd floor of the left-hand side wing measures approx. 48 m² and consists of two rooms, a kitchen and a bathroom. It was extensively renovated in 2022: The bathroom was fitted with a shower, the entire electrical system was renewed, the floorboards were sanded, doors and door frames were refurbished and the walls were levelled and plastered. Two new windows were installed in the living room and a modern fitted kitchen was installed. Particularly noteworthy is the unusually high ceiling height of 3.65 metres, which is rare for a flat in a side wing. This height gives the rooms a spacious and open character. Blücherstraße 32 is located in the ‘Urbanhafen/Südstern’ conservation area.
Location
Blücherstraße in Kreuzberg runs from Mehringdamm in the north-west to Südstern in the south-east. While the section between Mehringdamm and Urbanstraße is very busy, it becomes much quieter from Baerwaldstraße onwards. The Fontanepromenade, which leads from Südstern to Urbanstraße, is ideal for jogging or walking the dog. Just two blocks further south-west is Marheinkeplatz and Bergmannstraße, one of Berlin's most popular promenades. Here you will find everything your heart desires: from Pilates and Tai Chi to crime thrillers at ‘Hammett’ and culinary highlights such as ‘Austria’ or ‘Molinari’. The Marheineke market hall is also very popular. On the other side, towards Urbanstraße, the Blücherstraße sports ground is just a few steps away, from where the Prinzenbad and Böcklerpark are just three blocks away. A walk along the water - a particular highlight in summer - leads to Graefekiez, where you will find cosy cafés. Alternatively, you can follow Blücherstraße eastwards to Südstern and on to the green Volkspark Hasenheide. The neighbourhood also offers excellent public transport connections: the U7 underground line at Südstern and the U6 at Mehringdamm are within easy reach, as are various bus routes. The city motorway is also easy to reach via Mehringdamm.
